Igloo acquired this urban infill site, situated in the London Borough of Islington, in late 2012. Formerly a light industrial workshop facility, the site was compulsorily purchased some years ago as part of the Eurostar tunnelling project, the tunnel's route now passing directly under the site. It has remained unused and largely derelict ever since.

In 2013, igloo gained planning consent to redevelop the rear element of the site, making way for 21 new build flats, two semi detached houses, and a commercial space. A historic stable block will be retained and converted to provide a creative studio space. Two private, intimate courtyard spaces will sit at the heart of the scheme, serving as amenity spaces for residents and occupiers. At the front of the site, facing on to Caledonian Road, we will be refurbishing a derelict Victorian town house, creating a retail studio on the ground floor with two flats above - restoring an important local building back to active life, and ensuring the whole site combined once again plays an active role in this bustling stretch of 'The Cally'.
