Blueprint's Leicester Waterside urban regeneration project embraces around 12 acres of the wider Waterside Regeneration Area, currently an underperforming industrial area of the city being promoted for investment by Leicester City Council and Leicester Regeneration Company (LRC).  This wider area, which will one day see around 3000 new homes provided by numerous investors and developers, immediately abuts Leicester's much improving city centre and, of course, water - a lot of it.  The River Soar and the Grand Union Canal form a dramatic edge to the area.

Currently at land assembly and masterplanning stage, Blueprint, together with its partners including the City Council, LRC, English Partnerships, and emda, will develop a relatively early, mixed use phase of Waterside, acting as a catalyst for further investment by others.  Blueprint will create a new neighbourhood linking with the wider Waterside and existing surrounding communities.  It will provide a quality of development which will set new value levels for the City and raise the bar for future development in terms of design, house-type innovation and environmental sustainability.

Blueprint aim to have an outline planning consent for their urban regeneration scheme, currently in excess of 50,000 sq m (around 500,000 sq ft approx) during 2008.
